Rocketts was a predominantly vacant piece of land with a few preexisting structures, mainly old brick warehouses the had belonged to The Cedar Works Corporation. On a phase by phase basis, an entirely new street and utility grid was designed and constructed as part of a very large mixed use development. Various other remnants of the historical past of the property were inter woven into design, such as a water tower and smoke stacks. Design Guidelines were set up to ensure that Rocketts had a cohesive, yet authentic feel. There were 3 general architectural themes – historic industrial heritage of Shockoe Bottom, historic residential architecture of Church Hill and a modern aesthetic. WVS has managed the project including the various POAs.
